10 Ways to Save Seller’s Time and Money

1. Turn lights on for all showings – this will make you more money.

2. Paint all areas that are peeling – before the appraiser notices and before the buyers start negotiating.

3. Declutterize home – only two items on kitchen countertop, nothing on refrigerator doors, no stacks of papers, etc. If you can live without it – pack it away. Stack boxes on a garage wall or in storage.

4. De-personalize home – take down personal pictures so buyers look at your home instead of trying to figure out how they know you.

5. Have furnace, air conditioner and chimney checked, serviced and cleaned prior to the sale.

6. Have carpets cleaned for a faster sale.

7. Price your home at or 1% below market to bring you a quicker sale with less negotiating.

8. Change light bulbs to the highest watt voltage the fixture can take.

9. Have no pets during showings (or even better during your listing period). Make sure any signs of pets are not in the house including litter boxes, dog dishes, etc. We love our pets and can’t bare to live without them but buyers don’t like strange pets in their new home.

10. Negotiate quickly and remember your first offer is most likely your best offer.
